ASPHALT PAVING & REPAIR
PAVEMENT PROTECTORS IS A COST-EFFECTIVE WAY OF ELIMINATING FURTHER DAMAGE, LIABILITY AND DETERIORATION
Asphalt Repair or Patching – In low areas or raveled areas, it may be possible to perform a surface repair commonly known as “skin patching”. This procedure should only be used after making certain that the new patch will not interfere with drainage. The area to be patched is tacked with a coating of SS1H emulsion over the entire damaged area. Hot mix asphalt is then placed over the tacked surface and compacted.
Remove & Replace – Deteriorated areas may require complete removal and replacement for an effective repair. In this type of pavement repair, the distressed area is saw cut approximately one foot around the perimeter into solid, undamaged pavement. The asphalt is then removed and the base is graded and compacted. Hot mix asphalt is placed into the hole, raked or installed through a paver and compacted flush to the surrounding surface.
Asphalt Overlay – An asphalt overlay is simply the process of installing a new layer of hot mix asphalt directly over existing asphalt. In order to be a candidate for overlay, a pavement should be relatively sound without large areas of base failure. Prior to overlay, pavement repairs and transitions must be made. Cracks should be filled with rubberized crack sealer, and a tack coat applied over the entire surface. A new layer of asphalt is then placed. An asphalt overlay is the least costly of the reconstruction techniques, but it has definite drawbacks. These include a limited service life, elevation considerations, inability to make drainage corrections, and a tendency to show reflective cracking in a relatively short period of time.
Fabric Overlay – Fabric overlay is a way to delay reflective cracking, although it will not prevent such cracking. Prior to placing a new layer of hot mix asphalt, a geo-textile fabric is embedded in liquid asphalt binder over the entire surface. The fabric/binder combination forms a membrane that helps keep water out of the base. The cost is approximately one-third greater than a basic overlay.
CRACK SEALING
CRACK SEALING CAN HELP YOUR AGED ASPHALT PAVEMENT, AS CRACKS WILL BEGIN TO APPEAR
Crack sealing is one of the best early preventive maintenance measures to prolong asphalt life. These cracks should be addressed before any surface treatment is started. Cracks 1/4 inch and wider should be sealed. There is very little benefit in sealing “alligator” or fatigue-type cracks, as these usually indicate base failure.
Prior to sealing, cracks must be dry and thoroughly cleaned, there are several options available. The use of wire wheels, compressed air, hot air Lance, Propane fired torch… we utilize all.
Hot-applied, rubberized crack sealing compound is pumped directly into the cracks. A “V” shaped rubber squeegee is then used to spread the material over the surface in a process known as “over banding”. Due to the high elasticity of the crack sealant, the resulting repair expands and contracts with the pavement helping keep water out of the base.
SEALCOATING
SEALCOATING IMPROVES THE APPEARANCE OF ASPHALT PAVEMENTS BY PROVIDING A UNIFORM BLACK COLOR
Sealcoating will add to the beauty of your home or business and protect the surface against the elements of weather. If left untreated over time, the combined effects of sun, rain, ice, salt, gasoline and oil will eventually damage and destroy asphalt pavements.
Sun and oxidation dry the binding agents out of the asphalt mix and leave the pavement brittle. Loose aggregate begins to ravel and the surface becomes rough and faded. Rain and water from run off further erode the pavement’s asphaltic binder, weakening the strength of the asphalt leading to cracks that allow water into the asphalt base and cause pavement failure.
Parking lot repairs can be an expensive proposition. The cost of asphalt is relative to the cost of oil. As the price of oil goes up, so does the price of asphalt. Therefore, it is important to preserve your parking lot or driveway as long as possible.
Sealcoating will protect the asphalt pavement from all the elements. Sealcoat materials are available in different grades designed for use depending on pavement condition, type of traffic and budget requirements. Typically sealcoating should be re-applied on a regular basis.
Let us show you how regular sealcoating can extend your asphalt pavement life and produce a savings of more than 200% in the maintenance costs.
